Frequently Asked Questions
How long does an EPC assessment take?
1
The time required depends on the size and type of property, but most domestic EPC assessments can be completed during a single visit.
I will need to inspect the relevant parts of the property and collect the information required to produce the certificate.
What do I need to do before my EPC assessment?
2
There's no need to make any special preparations, but you'll need to provide access to the property and, where possible, areas such as the loft, boiler and heating controls.
If you have paperwork relating to improvements such as insulation, replacement windows or a new heating system, it can be useful to have this available.
Do I need to tidy my house before an EPC?
3
No. An EPC assessment isn't a home inspection or valuation, so there's no need to have your property looking perfect.
The important thing is that I can access the areas and equipment needed to carry out the assessment safely.
How long is an EPC valid for?
4
A domestic EPC is normally valid for 10 years, unless a newer certificate has subsequently been issued.
If you're selling or renting a property, it's worth checking your existing EPC before arranging a new one.
Can I sell my house without an EPC?
5
If an EPC is required for your property, it generally needs to be commissioned before the property is marketed for sale.
There are some exemptions, so if you're unsure whether your property requires an EPC, it's best to check the current requirements or speak to a qualified professional.
Do landlords need an EPC?
6
In most cases, yes. Landlords generally need an EPC when letting a property to a new tenant, and minimum energy efficiency requirements can apply to privately rented properties.
The rules and exemptions can be subject to change, so landlords should check the current requirements for their particular property.
Can I improve my EPC rating?
7
Potentially, yes. Your EPC will include recommendations for improvements that could improve the property's energy efficiency.
These might include insulation, heating improvements, better controls, glazing or renewable technologies, depending on the property.
The EPC recommendations are a useful starting point, but larger improvements should be considered carefully and may require additional professional advice.
Can an EPC help me get a grant?
8
Some energy-efficiency and home improvement schemes may require an EPC or use EPC information when assessing eligibility.
However, grant schemes and their requirements can change, and having an EPC doesn't automatically mean that you qualify for funding. Always check the current conditions of the particular scheme.
